Plot Site Visit Preparation — Land Showing Tips

  • Compass or phone compass app — to show plot orientation (north/south/east/west facing)
  • Measuring tape (long) or laser measure — to show actual dimensions
  • Stakes or flags (colored) — to mark plot corners clearly

Step 1: Approach Road Assessment

Before reaching the plot — drive the approach road.

Road quality is a practical concern for plot buyers — they’ll be visiting during construction and then daily once built.

Physically walk the boundary with buyer. Use stakes or flags to mark corners. Walk all four sides.

“Sir, north side yahan hai [compass direction]. Facing [direction]. [Benefits of this facing — east facing gets morning sun, etc.].”

Dimension walk: “Sir, front yahan se yahan — [X feet]. Depth yahan se yahan — [Y feet].”

Physical walking creates ownership feeling. Buyer experiences the space.

Step 3: Show the Canvas

Stand in the center of the plot with buyer. 360-degree view.

“Sir, yahan khade hain — imagine karo: front mein aapka ghar, drawing room yahan, garden yahan. Yeh space — yeh aapka canvas hai.”

“Kuch bhi ban sakta hai — jaise chahte ho. [Your specific house preference — 2 floor, 3 floor — is based on FSI, main batata hoon].”

Plant the imagination seed. They need to see their home, not an empty plot.

Step 4: Context Show — What’s Around

“Sir, yeh boundary pe [neighbor structure] — [good or neutral feature]. Us direction mein — [park/road/open area/other plots].”

Note what’s visible from the plot. Mature trees nearby — pleasant. Open land — future development possible. Road — connectivity good.

“Sir, plot ke baad [X meters] pe future road widening planned hai — area access aur better hoga.”

Step 5: Construction Potential Illustration

Carry photos of similar plots in the area where homes are already built.

“Sir, yahan se [distance] pe similar [dimensions] ka plot tha — woh owner ne [type of house] banaya. 3 saal mein aise dikh raha hai. [Show photo].”

Comparable houses = future projection = imagination anchor.

Step 6: Utility Points Walk

Walk to the boundary closest to municipal water line. “Sir, yahan se water connection milega — [distance to main line].”

Show electricity pole or transformer if nearby. “Electricity connection yahan se direct available hai.”

Show sewage or drainage. Practical realities addressed = trust.

Plot Orientation and Vastu

Plot buyers often very Vastu conscious. Be prepared:

  • Northeast corner (Ishaan) — most auspicious per Vastu
  • East-facing plot — generally preferred for homes
  • North-facing — also preferred
  • South-facing — some Vastu sensitivity; have Vastu consultant reference

“Sir, Vastu ke hisaab se yeh plot [assessment]. Agar aap specifically Vastu consultant se verify karna chahein — main ek trusted consultant ka number de sakta hoon.”

Don’t overcommit on Vastu — suggest expert.

“Builder ki guarantee nahi”
