Real Estate Terminology Hindi Mein — 50 Terms

Bhai, client se baat karte waqt kabhi aisa hua hai ki tumne koi term use kiya — jaise “carpet area” ya “encumbrance certificate” — aur client ne halka smile deke sar hila diya par actually unhe pata nahi tha kya bolaa?

A — Property Types aur Basic Terms

1. Carpet Area (Carpet Area)

Matlab: Ghar ke andar ka actual floor area — jahan tum literally carpet bichhaa sako. Walls ki thickness is mein include nahi hoti.

“Yeh flat 850 sqft carpet area ka hai — matlab andar ka actual space itna hai.”

2. Built-Up Area (Built-Up Area)

Matlab: Carpet area + walls ki thickness. Carpet area se approximately 10-15% zyada hota hai.

3. Super Built-Up Area (Super Built-Up Area)

Matlab: Built-up area + building ke common areas ka proportional share — lifts, lobbies, staircases, gym, club house. Builders usually yahi area quote karte hain. Carpet area se 20-30% zyada ho sakta hai.

“Builder 1200 sqft bolta hai — par actual carpet area 900 sqft hoga.”

4. BHK (Bedroom Hall Kitchen)

Matlab: Ghar mein bedrooms ki count.

  • 1 BHK = 1 bedroom + 1 hall + 1 kitchen
  • 2 BHK = 2 bedrooms + 1 hall + 1 kitchen
  • 3 BHK = 3 bedrooms (typically 2 baths bhi hote hain)

5. Studio Apartment

Matlab: Ek open space jismein bedroom, living aur kitchen area combine hota hai. Separate rooms nahi hote. Mostly bachelors ya young couples ke liye.

6. Duplex

Matlab: Do floor ka ghar — ek hi unit mein staircase se dono floor connect hote hain.

7. Villa / Independent House

Matlab: Apni zameen pe bana hua standalone house — common walls nahi hoti neighboring property se.

8. Row House

Matlab: Attached villas ka row — side walls common hoti hain par entry/exit alag hoti hai. Villa se sasta, flat se zyada space.


9. Sale Deed (Sale Deed / Bikri Patra)

Matlab: Property transfer ka final legal document. Registry yahi hoti hai. Jab buyer aur seller government office mein sign karte hain aur property officially transfer hoti hai.

10. Agreement to Sell (Agreement to Sell)

Matlab: Sale deed se pehle ka document. Yeh confirm karta hai ki buyer yeh property lega aur seller yeh bechega — specific price, terms aur timeline ke saath. Legally binding hai.

11. Title Deed (Title Deed / Haq Patra)

Matlab: Proof ki current owner ko property kaise mili — purchase se, inheritance se, gift se, etc. Chain of ownership document.

12. Power of Attorney (POA / Mukhtyarnama)

Matlab: Jab ek person doosre ko apni jagah sign karne aur decisions lene ka adhikar deta hai. Property transactions mein tab use hoti hai jab owner khud physically present nahi ho sakta.

13. Encumbrance Certificate (EC)

Matlab: Document jo confirm karta hai ki property pe koi loan, legal dispute ya third-party claim nahi hai. “Clean” EC matlab property saaf hai.

14. Khata Certificate

Matlab: Local municipal authority ka record jo batata hai ki property government ke tax records mein registered hai. Karnataka mein specially important. Buyer ke naam ka khata hona chahiye.

15. Mutation (Dakhil Kharij)

Matlab: Registry ke baad government records mein property ka naam update karna — purane owner se naye owner ke naam pe. Registry ke baad yeh step zaroor karo.

16. Patta

Matlab: Government-issued document jo land ownership confirm karta hai. South India mein especially important. Patta nahi hai toh disputed land ho sakti hai.

17. Chain of Title

Matlab: Property ke pichhle sare owners ki sequence — jaise history book. Last 30 saal ki chain clear honi chahiye.


C — Financial Terms

18. Stamp Duty (Stamp Shulk)

Matlab: Property registration pe state government ko diya jaane wala tax. Property value ka percentage hota hai. State-wise alag:

  • Maharashtra: 5-6%
  • UP: 7%
  • Karnataka: 5%
  • Delhi: 4-6%

19. Registration Charges

Matlab: Sub-Registrar office ko document register karne ki fee. Typically stamp duty ke upar 1% extra.

20. TDS on Property (Tax Deducted at Source)

Matlab: Agar property Rs. 50 lakh se zyada ki hai, toh buyer ko seller ko total amount dene ke bajaye 1% TDS deduct karke government ko dena hota hai. Form 26QB bhar ke dena hota hai.

22. Home Loan EMI (Equated Monthly Installment)

Matlab: Har mahine bank ko deni wali fixed amount — principal + interest ka combined payment.

23. Principal Amount

Matlab: Loan ka actual amount jo borrow kiya — interest nahi, sirf actual loan.

24. Floating Rate vs Fixed Rate

Matlab:

  • Floating rate: Interest RBI policy ke saath change hoti hai — risky par often cheaper
  • Fixed rate: Interest puri loan tenure mein same — predictable

25. Pre-EMI (Pre-EMI)

Matlab: Under-construction property pe jab loan mila hai — possession se pehle sirf interest dena hota hai (principal nahi). Possession ke baad full EMI shuru hoti hai.

26. Processing Fee

Matlab: Bank jo amount charge karta hai loan application process karne ke liye. Usually 0.25% to 1% of loan amount.

27. LTV Ratio (Loan to Value)

Matlab: Bank kitna percentage loan deta hai property value ka. Typically 75-90%. Baaki buyer ko apni pocket se dena hota hai (down payment).


D — Builder/Project Terms

28. RERA (Real Estate Regulatory Authority)

Matlab: 2017 mein aaya hua act jo buyers ko protect karta hai. Har project aur broker RERA registered hona chahiye.

29. OC (Occupancy Certificate)

Matlab: Municipal authority ka certificate jo confirm karta hai ki building approved plan ke hisaab se bani hai aur rehne ke liye safe hai. OC ke bina property mein shift hona technically illegal hai.

30. CC (Completion Certificate)

Matlab: OC se thoda alag — yeh confirm karta hai ki construction complete ho gayi hai. OC ke liye CC zaruri hoti hai.

31. RERA Registration Number

Matlab: Har project ka unique ID RERA portal pe. Buyer isko check karke project ki official information dekh sakta hai — timeline, approvals, complaints, etc.

32. Channel Partner

Matlab: Broker ya agent jo builder ke saath tie-up karta hai unki properties sell karne ke liye commission basis pe. Officially registered hota hai.

33. Possession Date

Matlab: Jis date pe builder flat ki keys officially buyer ko deta hai. RERA mein yeh date declare karna compulsory hai.

34. Delayed Possession Penalty

Matlab: Agar builder possession date pe deliver nahi karta, toh RERA ke under buyer ko compensation milta hai — typically 2% annual interest on invested amount.

35. Floor Rise

Matlab: Higher floors ke liye extra charge jo builder leta hai. Typically 50-200 rupees per sqft per floor increase. 10th floor = 10 x Rs. 100 = Rs. 1000 per sqft extra.

36. PLC (Preferential Location Charges)

Matlab: Extra charges agar property kisi preferred location pe hai — corner flat, garden-facing, road-facing, etc.


E — Market Terms

37. Under-Construction Property

Matlab: Property jo abhi bani nahi hai, completion process mein hai. Typically 15-25% sasti hoti hai ready-to-move se. Par risk bhi hai.

38. Ready-to-Move Property

Matlab: Property jo already complete hai aur immediately occupy kar sakte hain. OC available hoti hai. Zyada expensive par risk-free.

39. Resale Property

Matlab: Kisi current owner ka property jo secondary market mein bech raha hai — already ek baar bik chuki hai.

40. Market Value vs Circle Rate

Matlab:

  • Market value: Property ki actual transaction mein price
  • Circle rate (government guidance value): Government ka minimum rate jis se kam pe registry nahi ho sakti. Stamp duty circle rate ya market value (jo zyada ho) pe calculate hoti hai.

41. Appreciation

Matlab: Samay ke saath property value ka badhna. Real estate historically 8-12% annual appreciation deta hai good locations mein.

42. Rental Yield

Matlab: Annual rent / Property value x 100. Example: Rs. 10 lakh property pe Rs. 10,000 monthly rent = Rs. 1,20,000 annual = 12% yield. Typically 2-4% residential mein.


F — Loan & Registry Process

43. Due Diligence

Matlab: Property kharidne se pehle documents thoroughly verify karna — title, encumbrances, approvals, disputes. Bahut important step hai.

44. NOC (No Objection Certificate)

Matlab: Different parties ka consent letter ki unhe koi objection nahi hai property transaction mein. Builder se, society se, bank se — alag alag situations mein alag NOC chahiye.

45. Gift Deed

Matlab: Legal document jisse property ek person dusre ko gift karta hai. No money exchange. Applicable stamp duty hoti hai gift deeds pe bhi.

46. Will (Vasiyatnama)

Matlab: Document jisme koi person declare karta hai ki unke jaane ke baad unki property kaun inherit karega.

47. Probate

Matlab: Court process jisse Will legally validated hoti hai. Large estates mein ya jab Will contested ho toh probate zaruri hoti hai.

48. Lease Agreement (Kiraye Ka Anukhand)

Matlab: Property rent karne ka legal document — terms, duration, rent amount, conditions specify karta hai.

49. Leave and License Agreement

Matlab: Maharashtra mein common — yeh lease se alag hai. License deta hai property use karne ka right par ownership transfer nahi hoti. Rent agreements aksar yahi hote hain.

50. Subvention Scheme

Matlab: Builder + bank mil ke offer karte hain — buyer ko possession tak EMI nahi deni hoti, builder deta hai. Attractive lagta hai par risks hain — builder ka financially stable hona zaruri hai.
