Step-by-Step Measurement Process

Step 1: Floor Plan Collect Karo

RERA aur most builders square meters mein report karte hain. Convert karo:

Formula: sq ft ÷ 10.764 = sq meters

Ya: sq meters × 10.764 = sq ft

RERA-registered properties mein — developer ke RERA registration certificate mein carpet area mentioned hota hai. RERA portal pe check karo (state-wise portals hain).

Tumhari measurement vs RERA stated carpet area:

  • Difference within ±3-5% — acceptable (measurement error, wall thickness counting, etc.)
  • Difference more than 5-10% — investigate. Either RERA mein wrong data hai ya measurement mein kuch miss hua

RERA Section 18: Agar actual carpet area RERA mein stated carpet area se kam hai at possession — buyer ka haq hai:

  • Proportionate refund — agar area 3% ya zyada kam hai
  • Ya withdrawal from project with full refund

Builder ko yeh honor karna padta hai — RERA legally binding hai.

Common builder trick: Super built-up mein reductions hoti hain construction mein, carpet area puri milti hai technically — lekin corridor thoda chhota, lobby thoda narrow. Yeh directly carpet area ko affect karta hai.

Practical check: Possession se pehle physical measurement karo. Discrepancy agar hai — likhit mein register karo builder ke saath before signing possession letter.

Common Measurement Errors — Avoid Karo
